Facilities Management Maintenance Department services the University’s main campus and provides assistance to branch campuses. There are approximately 7,000,000 square feet of buildings on the main campus located in Morgantown, West Virginia. The main campus is a split campus with the original campus located in the downtown area and a newer campus located about one mile north in Evansdale. Currently, most maintenance is provided from a central shop located on the Evansdale campus. This arrangement is being changed, and Facilities Management is moving to divide the campus into maintenance zones. Using the zone maintenance concept will move the workforce closer to their work areas which will allow for a quicker response time to building maintenance issues.
Our workforce includes many talented and skilled trades and craft personnel. Services provided on campus through this group include all maintenance service for buildings and infrastructure and related utility services. The trades represented are electrical, mechanical maintenance, plumbing, carpentry, HVAC, elevators, sheet metal, and lock shop. All of these services are provided on a 24/7/365 basis in order to sustain the campus mission.
The present organizational structure shows the current development and movement toward the zone maintenance concept.

Zone Maintenance
The concept of Zone Maintenance is to divide the campus into small groups of buildings geographically and assign maintenance personnel to report to each of these areas. These smaller satellite or zone shops will provide each of their respective areas with quality maintenance personnel that will provide the basic building maintenance and repair services. This will eliminate a great deal of travel time that is required when operating from a central location and will improve the response time to the end user. Each of these zones will have an operations manager and a staff of qualified technicians in these trades: electrical, plumbing, carpentry, and HVAC. The zone shops will be supported by the central shop for larger projects that require additional staffing.

Structural
The University campus consists of unique structures that must be maintained and protected in order to provide a safe environment for students, faculty, staff and visitors who are on our campus daily. Ten buildings on campus are listed on the National Register of Historic Places, requiring that special techniques and processes be used to preserve the integrity and aesthetics of the buildings. Responsibilities of the structural department of Facilities Management consist of roofing, sheet-metal, carpentry, keys, signs and asbestos management. A zone maintenance approach is utilized to manage the variety of facilities and uses of our areas on campus.
Electrical
West Virginia University constructs and/or maintains the electrical distribution system throughout our University campus. These systems originate at the University owned sub-stations, which are supplied by Allegheny Power with 23,000 volts. The electrical energy is then broken down to 4160 volts and is distributed to buildings by cable through an extensive network of underground conduits, manholes and tunnels. Within each building, high voltage is then transformed into the required operating voltages to supply panel boards, control centers, research equipment, fire protection, security devices, etc. which are necessary for the various University departments to conduct business. This area also manages small to medium size alteration, construction, deferred maintenance projects and various special support activities such as concerts, athletics events, commencement, etc., to support the University mission.
Mechanical
The mechanical department plans, organizes, constructs and maintains a complex distribution system to meet the campus needs for plumbing, sewage, heating, refrigeration, off-hours emergency response, preventive maintenance and ventilation throughout the University Campus. The distribution systems encompass the variety of equipment necessary to operate large chillers to window air conditioners and everything from water towers to water fountains.
